Project overview
An unfinished 1,100 sq ft basement turned into a family room, guest bedroom, full bathroom, and a storage area that keeps the mechanical room accessible.

The challenge
Low ductwork through the middle of the space limited ceiling height along the main path, and the existing panel had no room left for the circuits a finished basement needs.
The Webb approach
The layout was reworked so the low duct run fell over a hallway and a soffit rather than the main living area, and a subpanel was added during rough-in so every new circuit had a home without touching the rest of the house.
Scope of work
- Layout and framing for bedroom, bath, family room, and storage
- Plumbing rough-in for a full bathroom
- HVAC runs and returns for the finished space
- Insulation, drywall, texture, and paint
- LVP flooring in the living space, tile in the bath
- Doors, baseboard, casing, and finish carpentry
- Permit applications and inspection scheduling
Electrical component
- Panel capacity reviewed before framing; subpanel added for the lower level
- Recessed lighting laid out with the framing plan
- Dedicated circuits for the media wall and bathroom
- Smoke and CO detection added throughout the new space
- Switching placed for how the rooms are actually entered

Finished result
A finished lower level with full ceiling height where it matters, a guest suite that meets egress, and a labeled subpanel that leaves room for whatever gets added later.
